We made the easy walk from train station so did not use directions published on line.

We had no problem with the stairs to elevator but some guests might.
Our room was the largest of any we stayed in while in Paris and Sestri Levante.
Hair dryer hung directly above bathroom heater so hose was cracked and brittle.
Enjoyed the conservation of electricity & convenience of inserting key fob at entry.
Buffet breakfast was wonderful.
Since it was not peak season, we were not surprised by ongoing repairs and fix-up on building & gardens. My husband was born in Sestri Levante in 1940 (wartime) and his living conditions then were much different than the Villa Balbi. This was a memory visit and to show me his birthplace. Sestri is better than Portofino.

Most staff spoke English.
Rossignotti Torrone should be available or sampled. We were familiar with it and purchased lots to take home.

Old world, 'Italianate' style Villa. Wood floors. Not high quality furniture in room but pretty and functional. Nice drapes and large doors opening to private terrace. Exterior 'shutters' heavy but very functional.

The hotel is stunning and the staff very helpful - particularly ' Ali ' who helped not only with our bags but was a great help in suggesting different sights to see and restaurants to try.

We thoroughly enjoyed our stay and would love to go back again if possible. Its proximity to the beach and access to the Cinque Terra was perfect for our needs.

The hotel owns the beach directly across the road. it was perfect for a private swim. The grounds at the back of the hotel were beautifully maintained around the pool. A back gate which is secured at night, allowed access directly into the shopping area. Very convenient.

We loved the hotel overall except for the following. First and foremost, the female staff tended to be surley and generally unhelpful. They acted as though they were doing us a favor in helping us and at one point when asking directions for use of the telephone told me they were too busy. They need extensive training in dealing with customers.
Second, the air conditioning system is not up to par in a region that gets very warm. We asked numerous time for our room to be made cooler and were told that the system would not let the room be cooler than 24C which is about 76F. That is unacceptable in a hotel of this caliber.
Last, there is no internet service. In an age when connectivity is very important for business, all good hotels have some sort of internet service.

The lounge area and gardens are very luxurious and correspomd to the rating, we were relegated to a room in another building, the rooms were small and scruffy and did never correspond to a 4star rating

One should state that not all rooms are in the Villa, but most are in an adjacent building, scruffy and not up to the standard!

Our stay, unfortunately a short one, was pleasant.
The only negative point was the following: I asked the receptionist to recommend us a 'good' restaurant and we were referred to 'La Terrazza' (?) across the street that we later realized belongs to same company. This is not a problem; the problem is that the food was 'mediocre'.

We had asked for an evening meal the first night but the restaurant was closed. We were recommended a restaurant nearby, but that was not suitable as we do not eat meat or fish.

The heating was a problem for us - the room control did not work and we were forced to keep the windows open overnight in February as it was too hot. The room would benefit from more lighting as there were shutters that largely cut out daylight. The lift would benefit from updating. But the hotel was beautifully decorated and furnished.

A beautiful old building with loads of paintings and antiques overlooking the Mediterranean.
