We arrived early afternoon, tired and hungry. We were offered refreshments in the gazebo even though the restaurant was closed.
Suggestion: accompany the guest to their rooms to explain various items rather than just directing to the rooms.
...
Breakfasts were very good, the restaurant was also very good for dinner. The patio tables could have been cleaner so we could enjoy the outdoors. Also, the staff might have offered more information about the surrounding area and places to visit. We discovered some brochures on a shelf as we were checking out.
...
Lovely surroundings, peaceful and easily an all-inclusive resort with pool, restaurant and breakfast room and air-conditioned rooms.

Because of a flight delay we arrived at the hotel at 1:30 in the early morning.

Previous e-mails/phone conversations had warned them and very efficient arrangements made with regard to locating the rooms and obtaining access

We arrived a bit later due to heavy traffic on the highway. Nevertheless, the receptionist waited for us to arrive. Very professional.
...
Very enjoyable stay, relaxing, with a wonderful view on the Umbria countryside. Ideal for people wanting to spend some good time without any stress or crowded environment like other locations near on inside the big cities.
...
None - everything was as stated in the voucher.
...
- Proximity of Bettona: nice ancient Etrusque lovely village.
- Very good indications from the highway to the hotel.
- Partly really new accomodations (about 2 years ago only, with modern comfort in a traditional atmosphere.
- Maybe better indicate the restaurants/attractions/shops in the vicinity.
- Is there a possibility to rent bikes in the region ?
...
- Very enjoyable: good prestations, good location, nice landscape and panorama, possibility to play tennis or to swim in the pool.
- I would certainly recommand it to friends and relatives.

Very good stay in this beautiful establishment and will promote it further on to our friends.

Thanks
...
Nothing special to mention. Some more drink services at swimming pool could maybe be appreciated.
...
A very typical and good class accomodation in the Umbrian style, a silent and natural environment. Situated on the hill with pleasant views on the surrounding area creates a nice atmosphere.

the first class restaurant and the great menues you recirve when booked half board are not mentioned on the website!

quiet, beautiful, something special and very Italian!

The directions published online are minimal.
However, the Poggio itself has put up a series
of road signs from the main strada, which are
clear and easy to follow.
...
Overall, we were very satisfied with our stay,
except maybe for one detail: the shower-bath
has no curtain and we ended up flooding the
floor - quite unpleasant!
...
The view over Assisi and Santa Maria degli
Angeli was a bonus! Very good restaurant.
...
Conveniently located to see Assisi and
Perugia, a wonderful albergo on a quiet hill,
at an incredibly good value.

Directions are inadequate. Passaggio and Bettona are not on most maps. Should say that that Il Poggio is near the village of Passagio in the Bettona commune, on the opposite side of the valley from Assisi - and that there are special signs from the motorway exits.

The pool was unclean and closed. We would have liked to swim.
...
Insufficient comfortable seating in the living area - only one couch provided which meant that 2 of us had to sit on the table chairs at night.
No dishwashing liquid or tea towels provided.
No instructions for rubbish disposal.
A clothes washinh machine would be desirable.
...
The restaurant is very high quality.

Clothes washing and ironing equipment are not provided. Nearest laundry is ??
...
Good value self catering accommodation - but ask them to provide tra towels and dishwashing liquid in the price.

There are several signs in the road to the hotel that were crucial to get there.
Since we never been there before, a more clear direction from the road with Assisi as reference would be nice.
...
It is a beautiful place, the hotel is on a hill where you can see Assisi in the distance.
But the bathroom infra structure was not 100%, the shower was not working, but we successfully use the bathtub.
...
beatifull place, near to Assisi, great hotel, very romantic,
must have a car to get there

We arrived quite early (before the agreed hour): the bungalow-appartment was ready anyway.
...
The location is quite unique. It is a pity that there is no service at the swimming (which is quite nice). ALthough there is a fully equiped bar facility at the pool ,there is no-one to attend it and it is impossible to acquire anything at the pool. The chairs around the pool are very old and uncomfortable and there is exactly 1 (one) parasol. The pool itself however is extremely clean and well-cared for. Also the gardens are quite well kept and clean. The restaurant is excellent.
...
The wooden deck-chairs depicted by the pool are nowhere to be seen in reality: there are old plastic chairs. The terrace with tables and chairs is no longer in use and unaccesssible. The pool itself is as nice as depicted on the photos.
One remark about languages: among the family that runs this beautiful place is exactly one member who speaks some English. All the others only understand or speak italian. No French, no German spoken. This is a pity for a nice hotel with apparent international ambitions on the internet.
...
I believe your description is quite adequate

The Poggio is located several miles from the highway along a serious of increasingly remote lanes. There is excellent signage, but it would be helpful to add to the directions on the site - which simply say, 'Exit from highway at ---' and do not give any indication of how far to go or any landmarks to watch for. Had we not arrived during daylight, it would have been rather difficult to locate. Also, the site gives no indication that the apartments are actually remote from the main buildings (restaurant, pool, and hotel-type rooms). They are separated by a steep hill accessed either by a somewhat tricky (steep and weedy) footpath, or by a winding switchback road, neither of which can easily be navigated by small children. We wound up driving between the apartment and the pool or restaurant, which was a bit inconvenient.
...
While the Poggio was NOT exactly as we had envisioned, on balance it was quite satisfactory. The apartments do not all have dedicated outdoor space to be able to enjoy the fabulous views. There are a few tables and chairs but these are shared and in high demand if your apartment is located in the two-story building. Also, there are no grills or other accommodation for outdoor cooking, which we have found at other apartments and villas in Italy. However, the property was clean and well-tended. The property is lush and full of flowers. There is a small duck-pond enclosure in which there were also deer (fun for the kids). There is also a small playground for the children.
...
The staff was gracious and left us with a good impression on the whole.
...
As I mentioned above, I believe the web site lacks sufficient information about the location of the apartments and their distance from the main buildings.
...
The position was simply unbeatable - quiet and peaceful, with stunning views toward Assisi, and easy access to Perugia, Lake Trasimeno and many of the Umbrian hill towns. The pool is fabulous and sparkling clean. Do be sure to bring pool towels and swimming caps - you will need both. Don't bother with the tennis rackets, as the court is quite old and in poor condition (according to the tennis players in our group). Do take the breakfast - it is a varied cold buffet with smashing views from the terrace. And enjoy dinner on the outdoor terrace, surrounded by fragrant jasmine.

Standard of accommodation not as good as I would have expected from the description/price(ie. poor quality beds, not very nice bathroom, lack of basic kitchen facilities such as corkscrew).
...
Could say that the property is well signed from the loca villages. On the website the directions are only to the local area so I was worried I would not be able to find it
...
Nice setting (pool, tennis, restaurant and views) but disappointing standard of accomodation for the price.

Although the website states that the apartments are a couple of hundred metres from the pool and restaurant, it should really state that the only way of getting their is by a difficult walk up a very steep path through a wood (not lit up at night)or by driving there. Very disappointing and not at all suitable for those with a baby (as we were)or those who have difficulty climbing steep paths. We also had to spend the first hour of our stay cleaning the apartment, which was dirty. Although the accommodation is self catering, there were no tea towels (they only provided them after a lengthy debate about whether tea towels are classed as either linen or towels!!??)and there was only one knife foe preparing food and that was a bread knife (no other knives to cut vegetables, cheese, etc).
...
See above about access to the pool and restaurant. Also the apartments are very unwelcoming - veyr little in the way of soft furnishing and pictures etc to liven the place up . Only one window (near kitchen)means that the apartment is very dark.
...
Nice surroundings, apartment could be much better - hosts were clearly not well equipped to deal with problems. The remote control on the television was not working so they took it off us on the first day and made no attempt to replace it. They didn't even apologise for the apartment not being clean when we arrived. We wouldn;t have been too bothered if they had shown some concern, but they didn't appear to be interested in us (out of sight, out of mind!) Poor level of service.

Signage in the town was very good, but they need better instructions on the site on how to GET to the town!
...
We rented a bilo apt for 2 people and were very crowded! There is no way this could accomodate the four people it was rated for. Not enough space for clothes (no drawers!), and the kitchen was very poorly equipped- no knives,no dishtowels, one terrible pan, etc. We needed to buy quite a bit just to make basic meals. Since I love cooking in Italy, this was a disappointment.
Must say though, the view was spectacular.
...
I have used your service previously and was delighted with the accomodations ( La Torricella in Galluzzo, and Borgo San Peitro in Cortona). While Poggio del Olivi was fine, the apt did not meet the standards we expected from our previous experiences.
...
Small, beautiful surroundings, very peaceful and quiet. The road to the hotel is very steep and curved!!! Not a place if you want to cook!

The property was not as clean as we expected.
On the website there are only pictures of the
mean building, which is much nicer than the appartments.

The long way from the appartments to the restaurant and the pool.
