Question 1. I did not use the directions. I already knew where it was. ... 7. Yes they were stated but I would say the website was somewhat misleading. Common areas just felt a bit tatty. It's a magnificent building that just needs some nice pieces of furniture. The garden behind with the pool was a mess althought I realise we awere out of pool season.
8. We had roof rooms and they were nice and clean. Lovely views of the lake. The bathroom was new and very nice but the furniture a bit tatty...overall I would say the website photos make the rooms look nicer than they are.
9. As I mention, the rooms were very nice apart from slightly old feeling furniture. But it was the common areas that just felt a bit tatty, old carpets, old upholstery. However the things that probably lets the hotel down the most is the dining room. In fact we chose to have breakfast in a cafe. The breakfast was acceptable but the coffee was appalling and made from a automated machine - unthinkable and unacceptable for Italy as the home of excellent coffee. The dining room was also completely atmosphere- less with poor quality table cloths etc. ... If I am honest I wouldn't really recommend it. I would recommend one of the other similar hotels in Bellagio of the same price range.

We arrived with an extra guest and the receptionist was very flexible in accomodating all of us, even offering us a discounted rate. ... Lovely, quiet hotel that is well-situated in Bellagio town. The staff are very friendly and helpful.

Hotel requires a lot of upgrade work,garden around pool badly maintained and garden furniture required to be replaced. Did not expect to get coffee, tea and fruit juice dispensed from a machine in dining room !! Shower cubicle very small. ... A 2 star hotel which has once been grand but now in need of major refurbishment

Hotel good value for money, staff helpful and polite, would recommend anyone to stay,we hope to return soon,room especiaaly was beautiful. ... we have stayed before and would return with other friends ... we asked to keep one room for extra day to store cases and change, this was no problem, and the rate was discounted. ... hotel with lots of character, lovely marble reception, rooms are large and of course better with lake views, breakfast is adequate,all good comments.

check in was very quick and no bother at all. staff were friendly and efficient. ... access to the pool was very poor and should be improved. Coffee was not nice! But overall we would recommend this hotel. ... All very expedient and efficient. ... our room was spacious but there was no bath, just a shower. The top covers on the beds are old fashioned but we took them off. The pool was not kept clean enough and access to it was poor which is a pity. ... Old charm - very well located with a fantastic view of lake como.

Our accommodation was wonderful, with a spectacular view of the lake which we had not booked, but were very grateful to have! My only complaint would be the twin beds in our room - very uncomfortable and very narrow. Apart from that, the hotel was great ... Good value, great location and a very beautiful town.

The room did have two single beds but end to end not side by side and the room was in the attic with sloping roof. However was overlooking lake and reasonably quiet. ... Building run down. A pity as it had some lovely features but living on past glories. Needs some money spending on it. The serving staff were off hand and unhelpful. Could not get a drink one night as the outside bar would not serve me as it was raining even though I had previously ordered. All in all not a pleasant stay as far as staff were concerned ... Was offered a discount for cash. Declined ... ,m, ... run down needing a cash injection and staff training.

Terrible food, THE WORST I HAVE SEEN ANYWHERE IN A LONG TIME!! Was only an iron available but no ironing board! We were not allowed to take either our lunch OR dinner on the terrace!!
... OK but do not eat there. Try to get into one of the other hotels on the front first.

The two women at the front desk were extremely helpful and polite. I would definitely recommend to someone to stay there and I would stay there again. The views were also very nice.
Although the breakfast food was fine the dining area reminded me a little of a cafeteria and could have been a little nicer.

A nice hotel in the heart of the city, the only thing that could improve the hotel is if it had air conditioning. On hot days, the rooms do not cool down.

As you know, bellagio is a tourist place, so map or boat time, and others thing like place to visited, could be at the lobby or the receptionist could give us that kind information without ask her. ... The room was ok, maybe need repair The bathroom was quite big, but there wasn't shower on the top, and no glass around.So after the shower there was water for bathroom floor. Room number 5. ... The room need renovation, also the shower. ... Very Simple place with nothing special.Try another one.
