They were very flexible on the check out. We wanted to leave early, so they arranged the check out a day earlier.

Convenient, pittoresque, lovely garden, each apartment had a lovely terrace. Swimming pool maybe a bit small, lots of insects (wasps at swimmimg pool)
The area (villages) close to the Borgo is not touristy which we liked very much. Have not seen one tourist in a restaurant)Some could find the villages a bit quiet.
At the same the borgo is a good starting point to make trips to Orvieto, Pienza, Montepulciano etc as it is close to the motorway.

There was no staff available except on the day we arrived and during checkout. Therefore there was no one to contact with problems or questions. This contrasted sharply with the next place we stayed where the owner was tremendously helpful and made us feel very much welcome.

For Americans, it's important to note there is no air conditioning and also no screens on the windows. Because I am allergic to mosquito bites, I had to keep the windows closed which made the nights very unpleasant.

We were not met on our arrival because we had arranged in advance to arrive late at night because of our flights. Daniele Dal Savio was extremely helpful and the keys had been left where stated.

Unfortunately, the lights had fused so it was a bit difficult to find our apartment but that wasn't really anybody's fault.

Daniele met us the following morning and was very welcoming. He had actually done some shopping for us, as previously agreed.

There was a railway line which runs close to the property on which freight trains ran throughout the night. This took a bit of getting used to, particularly as we kept our windows open because of the heat.

Mind you, we hadn't expected the crowing cockerel at 4.30am or the barking dogs but that's just part of Italian country life.

The accommodation was lovely and the pool and grounds were kept in excellent condition. I have written to Borgo Santa Maria to say how much we enjoyed ourselves. I would certainly recommend it to our friends.

I had not been prepared for the €100 deposit required against breakages. This is a bit of a problem for UK visitors as it leaves us with €100 to go home with!

There was a baker who called with his van each morning with fresh bread and pastries - very convenient.

The only English-speaking channels on the Satellite TV were CNN and Eurosport - not very holidayish!

A wondefully relaxing, quiet place to stay with beautiful grounds and surroundings; very convenient for visiting centres of culture in Italy.

Brilliant whether you have young children or teenagers.

The pool was excellent.

We arrived at around midnight so keys had been left with friends who were in neighbouring accommodation. The map on the website, although very artistic, was totally inadequate and we would have had great difficulty in finding the accommodation so late at night without the help of our friends.

We stayed during the last week in September and the pool was very cold, which is probably to be expected at that time of year. Equally, I'm a bit of a wimp!

Also, we did not always have hot water for showering but we advised the management and hopefully the problem will have been resolved.

Charming and comfortable accommodation in an idyllic location. Although it may not have been quite so peaceful in July or August, when it would no doubt have been much busier.

The nearest village, although within walking distance, didn't have very much to offer, apart from basic services. We ended up travelling further afield to eat and shop.

I think we were lucky to have gone mid September as we had the facilities to ourselves. I guess it could get quite busy and noisy with chiidren in the high season.

The accommodation was spacious and spotless with great cooking facilities. There were plenty loungers by the pool which was cleaned on a daily basis. The local town (800m)was a bit disappointing in that it lacked a nice bar within walking distance however the pizza restaurant was much better than expected.
The property was not too far from the motorway which gave you greater access to some of the more distant towns/tourist attractions.

The sleeping accommodations were not as I expected. When the advertisement said '2-4 Persons' I expected at least a 2 bedroom apartment, but that did not exist, and 4 adults could not have used the apartment with the provided sleeping arrangements.

Proprietor had lost our initial payment voucher and was uncertain that we had made the down payment. Fortunately, I had a copy of the bank transfer with me.

Wonderful for a family experience, or adults looking for a quiet country vacation.

Very welcoming. We were given a bottle of wine and a bottle of olive oil for our stay and clear information about the apartment in which we were staying. We were also given a personal introduction to the area and recommendations of places to visit during our stay.

Our apartment was lovely, but didn't have a private outside area which we had expected. The table and chairs outside the apartment were shared with the people in the next door apartment. The kitchen / dining / tv area wasn't very private as people regularly walked past on their way to the next door apartment. Only a minor point though - the rooms upstairs were lovely and spacious and breezy.

The only other negative comment would be that there was building work going on at one of the farm buildings - presumably to convert it to apartments. Although this wasn't major work, the noise was annoying, especially as I was working in the mornings and needed peace and quiet. I think we should have been told that this work was going to be taking place when we booked the apartment.

Also, the pool was often full of insects - there should be a pump or mechanism for self-cleaning as it didn't make swimming a very appealing prospect!

All-in-all though we did enjoy our stay and found the atmosphere very welcoming and enjoyable.

Great place to go in a large group, as it is possible to book a few of the apartments and enjoy group meals etc. in the grounds. Perhaps more suited to families with children rather than couples, as tends to be fairly noisy by the pool!

Thoroughly enjoyed our stay at Borgo Santa Maria. Daniele was always available with good information and suggestions for towns to visit, etc. Nice quiet location.

The website advertised a hydromassage (whirlpool) but there was not one. We were a little disappointed by that??
